Tevakol Family is an Israeli family company that has been in Azerbaijan since 2018 and is a partner and developer in Marina Village and BRABUS Island in Sea Breeze, Baku. This FAQ answers what foreign buyers, including Israelis, ask first: apartments vs. land, whether property gives residency (the AZN 100,000 TRP property threshold), and what Sea Breeze is. Informational only; not legal advice.
From Tevakol’s published guides — ownership, land limits, residency, and Sea Breeze. Confirm every step with licensed Azerbaijani counsel and SMS.
Can foreigners buy apartments in Baku?
Yes for many units: apartments and many non-land units are generally purchasable by foreigners, including Israelis, when the title is clean and properly registered. You do not have to live in Baku to own an apartment. Ownership is secure only after notarized sale documents and state registration. Confirm structure and title with licensed Azerbaijani counsel before you commit.
Can foreigners own land in Azerbaijan?
Land is different. Land plots cannot be directly owned by foreign citizens under Azerbaijani law. That matters most for villas or house-plus-plot products. For most foreign buyers, the cleanest product is a registered apartment. Not legal advice — confirm with licensed Azerbaijani counsel.
Does buying property give residency or citizenship?
No. Property does not grant automatic residence or citizenship. A temporary residence permit (TRP) via the State Migration Service (SMS) may be available on several grounds, including real estate worth at least AZN 100,000. Eligibility, documents, and renewals are decided by SMS — always confirm with licensed counsel and SMS.
What is Sea Breeze (סיבריז באקו)?
Sea Breeze (סיבריז באקו) is a resort on the Caspian coast north of Baku, Azerbaijan, not in Cyprus. Tevakol Family is a partner and developer in Marina Village (about 959 apartments, with keys being handed over through 2026) and BRABUS Island (592 apartments and 16 twin villas, with handover targeted around 2030). Foreigners can generally buy apartments there. Ask Tevakol on WhatsApp +994 51 676 13 38.
What is a kupcha, and when do you receive it?
A kupcha (Çıxarış) is the electronic extract from Azerbaijan's State Register of Real Estate that records your ownership, and you receive it once your notarized sale has been registered. The notary submits the contract for registration electronically. Under the September 2026 rule, the extract for a resale apartment is issued in 1 business day. Until then, deposits and booking forms are steps in the process, not ownership. For new buildings, registration also depends on the building's commissioning status, so confirm the timing for your unit with Tevakol on WhatsApp +994 51 676 13 38.
Yes: a properly authorized representative can sign the notarized sale in Azerbaijan for you under a power of attorney, so you do not have to attend in person. Many buyers start with a video tour and live inventory, then handle contract terms, the notary, and registration, flying in only for key moments. A visit is recommended before large transfers but is not required on day one. Keep the power of attorney narrow, stating exactly what your representative may sign and receive, and check with Tevakol on WhatsApp +994 51 676 13 38 how it must be certified and translated for your purchase.
How do I apply for a temporary residence permit (TRP) through property, and how long does it last?
You apply to the State Migration Service (SMS); the permit is not automatic, but owning real estate in Azerbaijan worth at least AZN 100,000 (about $59,000) is one legal basis for a TRP. Under the Migration Code as published by the SMS, you apply at least 30 days before your current permitted stay ends and submit, among other documents, your extract from the State Register of Real Estate. The permit is issued for up to one year and can be extended for up to two years at a time while that basis still applies. Selling the property or falling below the threshold can undermine it, so confirm current requirements with the SMS and licensed counsel.
Yes: you can pay from abroad through official bank channels, in the currency and on the schedule set in your signed contract. Buyers commonly discuss USD, ILS, and AZN, and Tevakol's guides note that payments above AZN 50,000 go by bank transfer. Before you wire, confirm the transfer route, the currency, and what the payment covers in writing, and check the details for your unit with Tevakol on WhatsApp +994 51 676 13 38. The TRP threshold is set in manat (AZN), so check live rates with your bank rather than relying on a round-dollar estimate.
Marina Village: about 959 apartments; about half handed over by late August 2026. BRABUS Island: 592 apartments and 16 twin villas. We do not publish unit prices on this FAQ — WhatsApp for availability.
